Garden Report Well now the winter is setting in, and the seasonal tidy up begins, cutting back, leaves swept and sucked up. No lawns to cut or water, and a rest from flowers and colour, which I for one find good. I love the light and simplicity of winter, and we have many trees to enjoy. It is worth noting that much effort went into making sure they were pollarded (pruned) sufficiently over the last few years, and were done so well that there was no damage whatsoever in the storm a few weeks ago, despite the fact that all trees were in full leaf. < There have been no complaints about the gardens this year, but it's very important to improve matters. Graham always says that structural changes can be effectect economically from now until May. Once the leaves have been dealt with, there's no growth. Winter is ideal for new fencing, dealing with ivy etc. If we can make sure any available budget is allowed now for such work, our estate will improve. If we wait until february or later, we get into the new season and it's all too late |

Notices - posting in entrance halls Current practice is that everybody is free to post notices in the entrance halls. It would be good to put on a remove-by date on them, so cleaners can take them away. BPRC reserves the right to spraymount notices very occasionally on the windows when we need especially to draw residents' attention to something. BPRC also occasionally use blackboards on the gates for the same purpose. |

EMERGENCY PROCEDURES There are various individuals and companies you can contact in the event of an emergency. Below are details of the various parties together with telephone numbers and some additional information. You as the affected party will need to determine whether your situation requires an immediate response or if it is something which can be dealt with during normal working hours. This information is intended to make it easier and more convenient for you to obtain the required assistance. During normal working hours, 8:30 to 18:00 hours, you should contact your Caretaker, Mr D Goddard. His telephone numbers are Mobile 07956 855178 Flat (80) 020 7385 3049 Mr Goddard is obliged to be available to deal with out of hours emergencies but there will be occasions when you may not be able to make contact with him. After 1800 hours, you may contact the Caretaker but you also have the opportunity of contacting Security. You can visit the security lodge in person telephone the lodge 020 7381 8910 telephone the mobile 07956 614 934 Wood Group run an out of hours emergency assistance scheme and contact can be made by dialling 0800 6527163. You will need to consider who might be responsible for costs incurred as a result of the emergency attendance of a contractor, eg. repairs to a leak from an individual flats pipe work will be the owners responsibility but an item of a communal nature will be maintenance fund.
